First question out the door to any GP is “Who will manage this?” If they say 3rd party it’s almost an immediate pass
There are way less total dollars to make vs institutional deals But playing in the sub 50 unit space is 1000x more fun and interesting.

Any RE bros out there that GP their own deals on the side: 1. Does your company know about them? 2. Are they encouraging about it or do they get weird when it’s brought up?
The most electric part of my day is the split second between clicking the CNBC link to the 10Y and the page loading. Sadly, whichever way it’s headed is a leading indicator for whether I’ll be in a good mood or bad.

Question for anyone else out there that focuses on NYC MF… Do concessions ever actually burn off? It seems like every deal always bakes in 2-3 years of concessions but ime my firms deals have never kept pace with concession burn. Feels like a big game of hot potato.
Insurance used to be an after thought. “Oh we’re closing in 3 weeks? Let’s get coverage.” It’s now jumped to the top of the priority list during DD to make sure reality meets underwriting assumptions.
