If a property is on the market and being offered with seller financing, I can assure you it’s over priced.

It doesn’t make sense when a Corporate American co comes along and spends more in T/I than the buildings worth and signs a 10-20 year lease. At that point you gotta buy your own real estate, no?
The base level contrarian 1. Location: Am I willing to buy in a market that nobody wants to be in. 2. Product: Invest in an asset class everyone is moving away from. 3. Timing: Hold when it’s hot. Buy when it’s crashing.
Shouldn’t be allowed to use landscaping on a building for a rendering of new construction. Never ends up looking as good especially after the plants die. (Not talking about landscaping in front of a building)
The competitive advantage to buy freely is no longer cheap capital, it’s a cheap insurance policy.
You have a real track record when you sold a deal and then rebought it for cheaper a few years later Till then, you are a rookie

Because investing in real estate is typically not a get rich quick play, esp for LPs, it’s really insane to get absolutely ZERO’D out on a deal with run-of-the-mill characteristics Ok so best realistic scenario would have been mid-teens IRR and you lost it ALL?
