I hate early termination clauses. I hate them because I do not like unquantifiable risks. Whenever possible I try not to gamble in business and reduce unquantifiable risks.
First thing you should look at when doing deal Hvac or central air Roof Paving Environmental These are items that materially change a deal
It is funny when people negotiate without leverage. We are currently dealing with a lease transfer. The buyer's attorney is trying to add clauses to the original lease. We say no, and he says that won't work for us. Well frankly I don't care what works for you lol.
I often like to take Sunday to evaluate my task list. I pick and choose 1 or 2 important "Side" tasks that will help progress the company forward that I would like to get completed in addition to daily "Work".
Stop being shy. Talk to everyone and always keep a stack of business cards on you. Chat random people. You never know who you might meet.
There are many capital allocaters/investors who get zeroed on an investment. How you conduct yourself during that zero determines whether you will be given another chance or not. Investing comes with risk and smart investors understand that.
Just found out one of our tenants, young woman, is making 14k a month doing hair extensions in an office she rents from us for 600 a month. Love to see it.
Floating rates are gambling. What makes it more egregious is that Gp's use floating rates with investors' money. You should not make a habit of gambling with others money.
I would take 10 year money with a fixed rate right now any day. That is not because I think rates are going higher. It is because I need to know that my expenses are fixed for 10 years regardless of the market. Floating is gambling.
You will get crushed in real estate if you cannot stand your ground. Construction guys will literally steam roll you along with brokers and everyone else. First time we went to bid on a building broker would not even submit our bid. We had to fight back to force him.
I try to ask my professionals what they think I should do. I almost always have a direction I want to take. Which I bring up if I don't like their answer. However, this trick provides me with a lot of knowledge!
If you are new to construction take whatever estimate you have and tack on another 20%. If the returns can't hold don't do it. I still tack on 20% to all of our estimates.

@EstateRanger When tenants ask for an early termination clause I ask for the same thing. What's good for the goose is good for the gander. (none of them like that but if they want the location too bad)

@EstateRanger My HOA had to replace the roof of all our buildings and it doubled our dues. Fortunately our dues were well below market at the time so it wasn't a complete death sentence.

More reasons to invest in land.
If you are holding properties for life a significant portion of your income should be going into a reserve account. Most people do not understand the capital costs of repointing, plumbing, electrical, hvacs, roofs, etc... Easily can bankrupt you.
@EstateRanger This is what principal reduction is for. Refi every 5-10 years. Pull the capex out to fix the deficiencies.

@EstateRanger Just got a 16k quote on a 4 year old roof because the flipper didn't build to code and the ventilation damage is causing large damage to it. That eats a few years of rent profit immediately. One thing. SFHs don't cash flow these days.

@voodaravikumar @EstateRanger math/spreadsheet is best. 20k per house at least. Putting aside 2% of purchase price each year in operation account for each house would also come close. Someone gave me a rent number here, maybe 20% of rent per year? It was pretty accurate which surprised me.
