If you're doing you're own taxes I immediately question your life choices.
In CRE, your contact list is your lifeblood. Don't wait to start and maintain a contact management solution. It does not need to be a fancy CRM program. A thoughtful Excel spreadsheet can manage thousands of contacts very well. Your phone's contact list is halfway decent…

Chased an owner for a while about buying his property. He reached out to be today saying he's ready to sell. My price: $1M His asking price: $3.5M We are not back.
It's really disappointing when seasoned real estate folks get hoodwinked by shady CRE brokers. It's understandable when mom/pops get played but when folks that should know better let it happen it makes me wonder if I'm playing this game all wrong.
