Austin is truly taking an all-of-the-above path on land use reform: more small lots, triplexes, 5-over-1s, towers downtown, towers in student housing areas, rezonings all over town, density near transit, ending parking minimums, process streamlining, and much more!
Austin continues to be a national leader on zoning reform. Last year they built more homes than any other city in America. Instead of rents going up which some claim building new homes causes, average rents are DOWN 7% since last year. Boston/MA could learn from them.

Very under discussed and reported how many new buildings have gone fully section 8 voucher in philly. If you’re for low income housing, you should be for new market rate housing because more than a few of them are going for voucher tenants.

Building more housing isn't this horrible cross we must bear. New homes and neighbors are not pollution. This crisis is an opportunity for richer lives: more housing options, more choice in how you get to work, more shops and services and restaurants, etc.

Whats notable about this Austin rent trend is that its coinciding with massive tech worker growth. Illustrating that it wasnt a given an in-migrarion of tech workers into San Francisco would lead to non stop rent spikes for 20 years.

With some more context: Austin faced a huge surge in demand and rents went vertical. Instead of merely flatlining at a new, higher level when demand moderated, the building boom (which was chasing the high rents) is actually reversing the spike.
it’s wild that coastal cities have spent years debating if YIMBY policies will lower rents, and Austin just… did it they streamlined permitting, upzoned most of the city, and eliminated parking mandates. Tons of housing is going up and rents are plummeting. YIMBY policies work
Pro-growth policies can't prevent a surge in prices or rents when demand takes off. But YIMBYism is the difference between a few years of paying nosebleed prices and a lifetime of it.
