In all my leases, one clause I try to always keep, is to put up a leasing sign in their space 90-180 days before expiration. It really helps in quicker decision making on the renewals.

You get 70 or 80 trips around the sun. Don't try to get more by living through your kids.
Everyone has dips. To avoid the zero months...you should look at marketing, lead gen and lead followup. Consistency as iti relates to the dips.
Stop telling yourself that every nice car you see is a financially irresponsible person overextending themselves. Some people have just done better than you through hardwork, luck, time. It’s OK! Explaining away success to protect your fragile ego will keep you from having it.
