The biggest unpriced duration supply risk is that the PBOC will need to intervene to support the CNY. CNY at 15 year lows means not too much longer before the PBOC mounts a more aggressive defense. Last time they did, it created a huge ripple through global markets. Thread.

Went to a networking event last night and a freshly minted recent college grad told me he didn't want to be an analyst and solely focus on sourcing deals. I'm not sure he knew how waterfalls effected underwriting and "buy box" strategy...
Just heard that a lender took over a portfolio of net leased retail assets in strong growth markets from the borrower who was in default (for fraud). The lender is selling the assets without a broker... how could they possibly think this will lead to an efficient outcome?
Unless you're buying uber-core deals, debt yields are the most important metric today (NOI / principal). Given where the 10-yr is (4% today), lenders' debt yields need to have substantial buffers (at least 300 bps, much more for development) above the 10-yr for them to feel…

@CarfaroMattRE Yes - I think they could do more in the way of psychological testing etc up front than a small company. The other difficulty is this career is suited for people who already have means - meaning many people are left out. This could be a way to address that.
