We just bought a 4.9% cap! One of the best deals I’ve ever come across. Does the cap rate matter? Nope. It’s a random number. A coincidence. It’s what the yield happened to be on the day we bought it. Cap rate matters after you’re stabilized. On day one, who cares.
If you want the best deals, you need to stay on the pulse of activity. Constant contact with: - Owners - Managers - Investment sale brokers - Capital markets brokers Provide feedback and guidance. Give more info than you ask for. Top of mind + strongest reputation.
