The MLS used to be a great place to list apartments for rent because the listing would syndicate into Zillow and Apartments dot com. Zillow has been out for over 2 years and Apts dot com will only post your listing if the building is 4 or less units.

If anyone is looking for a better roof patch than the regular Henrys, this white silicone Henrys (make sure it's the stuff you can trowel) has been doing the trick for us. It's $120 per gallon but worth it.
We've been working on an empty unit since last year and the entrance is much improved. Smoothed walls, paint, floors, and Wayfair wrap for the stair risers. Just what the hipsters ordered.
In most parts of So Cal, when you have to relocate a tenant (example, tenting building) you owe the tenant a per diem on rent. In Santa Monica, it includes hotel expenses and pet accommodations.

@gt_investments Have about 20 clients getting dropped by state farm right now because of habitability claims and tenants suing landlords. It’s out of control. Insurance premiums going up 300-400% in some cases for older construction product.
