Construction Twitter. What's would you call this style of construction/material? What's the difference between this and "red iron" pre fab?
This one has me puzzled... I am not sure about this property. The fenced in yard space is amazing. The building is meh. The location is the wild card. I have a ton of residential properties in the area because it's the cool trendy area, but it's different for industrial.
Are we really going to reject a 1 million dollar lease!? Sunbelt was dragging their feet and we had another tenant that wanted our space IMMEDIATELY That lease was over 1 million dollars over 10 years. We waited for Sunbelt and luckily made the right decision! 7 year lease!
I lost out on this value add deal last year. The new owners renovated it and got it leased out! We are going to do the same thing to our newest acquisition. Clean metal boxes and a nice fenced-in yard space. With 2.5% vacancy rate here they go quickly.
Mom and Pop owners. I was able to sit down with the owner, face to face. I was able to share my story and my core values, he especially liked my contract to close ratio of over 99%. Exited for this deal! How fragmented is your asset class?

I like simple rectangles of metal or concrete. I took a tour of a previous cold storage facility. Ammonia and freon system make this building complex! Surprisingly, Tulsa does not have that much cold storage, we are located in between OKC and Northwest Arkansas.
We purchased this asset last year and turned it around in 6 months! Owner/Occupant had 6 out of 7 of the units, so we had to renovate and carry a vacant building. Now it is 100% occupied and cash-flowing very well!
Enjoying this Saturday with the kiddos. We just got a property under contract with a very tight closing date, so I will burning the midnight oil to close this one. It's as value-add as you can get lol! Grateful for the support from my team and family!

With March Madness going on wanted to share a recent industrial building I walk through. They are school sports equipment supplier! They provide wrestling mats and basketball courts for a ton of schools. Owner mentioned installing some courts for March Madness, so cool!

Offers due for this in-fill industrial property. Very weird situation because neighborhood is gentrifying and the structure is old. Don’t want to get caught because of the functional obsolescence!
This was my first exposure to commercial real estate. It barely counted it was 5 units... 1 block off Main Street $268,000 in 2017!! I was the broker in this transaction and loved having the front row seat to the whole process.
Any uses for something like this? Old tired manufacturing facility. Redeeming feature, it’s on 5 acres.

The strongest thing you can say to a lender: - I own the property down the block - I am getting rents at X dollars - I spent Y to get those rents - and I’m executing the same business plan on this subject property. Market experience + good comps = Best loan terms.
So much of being a developer is the mindset. You tell yourself you can do something. Someone tells you you can’t. You have a crisis of confidence. And then you get on with it.
