🎉Meet Alex Sciarretta: our new Group Land Director! Alex supports all our regions and Richborough Commercial in accelerating #land studies and site acquisition to support our ambitious growth plans. #planning richborough.co.uk/2024/04/11/ale…
Interesting and well worth a read, not least the turnout rates (and democratic mandate levels) between national and local elections. Plus the interesting overseas examples. All relevant to the planning system where the central vs local split is writ large. onlinelibrary.wiley.com/doi/full/10.11…
Beyond Barker by @HomeBuildersFed shows again how UK housing/planning policy always moves against housebuilding when market capacity to deliver big but supports when market appetite isn’t there. Hopefully 2025 creates a genuine opportunity to break cycle hbf.co.uk/news/20-years-…
It was great to catch-up with Sir Michael Lyons and fellow commissioners to discuss what the next government can learn from the Lyons Housing Review. Thanks @martinhilditch for bringing us back together and @kathy_swinds for the @insidehousing report. insidehousing.co.uk/insight/the-ly….
Loved this. Two of my favourite Scots (bar Mrs B) discussing Country music and Fergus Sings the Blues.😍

Obvs biased (Barratt scheme) but can’t disagree with this. Brownfield, huge housing need, 50% affordable, £49m to hospital, new mental health unit for 1.2m residents, 32 acre public park, shops, care home, land for school. Refused cos more people will use public transport. Crazy

Best article I’ve read on the (party) politics of housebuilding. Always been opportunities and challenges across the left/right spectrum but the electoral benefits of accelerating housing supply now seem clear. ft.com/content/1cfe06…
Valuable public service from @Noahpinion explaining clearly & in detail why building more housing at market prices improves affordability overall. Seems to me so obvious as to be barely worth all that effort explaining. But clearly is needed. If you need convincing, do read.

One of the all-time reviews here - sensational stuff.

At 172 pages the CMA Report has something for everyone. Some personal thoughts on the Top 10 points on the planning and the land market elements. Spoiler - lots of analysis and findings but improving planning appears seems to be the key output. philipbarnesblog.wordpress.com/2024/03/06/cma…
If you build a lot of houses in a city, costs fall. Hopefully @michaelgove @SadiqKhan @RachelReevesMP are looking at the international evidence. London could again become a great place to be young.

Cool to see a governor intuitively explain a concept like reverse filtering: if you don't build more housing, the existing stock gets more expensive.

Congratulations to @JenniferWInyard who takes the helm as #NationalChair of Women in Property today - have a great year Jennifer! And a BIG thank you to outgoing Chair @archmarsh...time for a rest now😊 bit.ly/3V2lnns
Hallelujah. CMA confirms that to boost volume the sector needs more sales outlets, which means more planning permissions. But wait……..the naysayers still say planning is irrelevant and it’s only about demand. Some thoughts in latest blogpost philipbarnesblog.wordpress.com/2024/02/28/out…

This is a really, really good read on housing delivery, the planning system and localism. samuelstafford.blogspot.com/2024/04/is-loc…
@NGoodrichHsg The growth in temporary accommodation (paid for from council tax not housing benefit or universal credit) is largely due to the benefit cap as well as lack of social housing. Its shifting cost of housing provision from central to local government
@jwblackwell Yes that’s rather what set me off…
@MerrynSW Meanwhile from LSE "second home ownership should be banned"
@PhilipBarnes_ Yes, a lot does depend on how widely the definition of 'greybelt' is drawn. It does need to go beyond former garage sites and car parks to be useful.
A smarter approach to the release of green belt land is essential to building the homes our country needs. Labour will prioritise the development of low-quality ‘grey belt’ sites and impose ‘golden rules’ to ensure it always meets local housing need. thetimes.co.uk/article/0fb2b9…
IMO, this is setting the scene for some exciting, if technical, housing policies from Labour. What will affordability requirements look like? How will grey belt land be acquired? Anyone who thinks they haven’t been doing anything hasn’t been paying attention. This is v considered
Thread 🧵 The Church of "England" cannot, by the nature of the very term, go back to the Roman Empire. The English were converted on the direction of a great Pope (St Gregory the Great) and his missionaries (led by St Augustine) from 597AD. "Non angli sed angeli."
The Church of England is the established Christian church in England. Our roots go back to the time of the Roman Empire, when the church came into existence in what was then the province of Britain. Find out more about our history at cofe.io/OurHistory.
Tony Travers devastating as always in his analysis (ht @JackTShaw) in the Decline and Fall of Local Democracy in 2003.
@LSEpoliticsblog It's frankly just weird to say that building more homes "isn't working" when it isn't actually being done.
The point that absolutely must not become obscured is that house building helps almost everyone in the younger (and future) generations regardless of where they are on the income spectrum. Housing is just genuinely, physically scarce so redistribution can only take us so far.
Millennials have had one another’s backs until now, but as the wealth gap between those with and without deep-pocketed parents becomes increasingly visible, and the realisation dawns that renting was only ever temporary for some, that generational solidarity may start to fracture
1976 Jean-Pierre Rives If you were on the wrong side... you were on the wrong side
@J_Elliott94 It maybe isn't how you'd build it if you were starting from scratch, or how we should make best use of infill when it arises. But those are lovely (mid-density) neighbourhoods to live in, full of homes, gardens, life. I don't find it depressing.
@tomdecent One way to sort this will be to track down the guy, name him and ask why he spoke like that. Then plaster him all over the paper and internet …
@MerryAlbright @HomeBuildersFed I agree - a lot of the things that are asked of housebuilding are meeting needs that are nothing to do with that housing being built, as they exist anyway. The only rationale seems to be "because we can, and hope it'll come out of land values" but can that continue forever?
@rosskay No, wrong. What matters is whether the quality of new housing is higher than the quality of the housing that the occupants would have otherwise lived in. That is, you have to think about quality from the occupants perspective. And it almost always is.
@northumbriana -bury vs -thorpe, almost night and day across the danelaw border
16/ Labour see a route to Downing Street through appealing to a demographic that wants more homes built, to help people onto the property ladder and solve shortages of decent homes. The bigger issue might well be how Labour in Government actually delivers on their promises!
@PhilipBarnes_ Taking the story at face value it is arguably the worst planning decision I have ever seen. Ticks every single box and more, quite incredible really.
