@HealthcareREguy I have everything you need in Raleigh but the credit - new 10 year NN lease. All new HVAC, recently sealed/striped parking lot, 10 year old 60 ml roof (10 years remaining)…annual bumps. Super desirable area. Happy to send OM - just hit market last week.

@RetailBrokerHTX We are seeing 3-4% annual bumps for 5 year leases in Raleigh. Just accepted a 15% bump on a 10 year regional tenant every 5 years.
@realEstateTrent Not sure why you are so afraid of dry cleaners. NC has a superfund to cover all but $10-20k of remediation if necessary. Perhaps you are looking in the wrong states.

@TeamHerrold @grok It’s not that bad. I don’t work out like I should and have hiked it twice - back in college 2005 and again around 2012. Depending on age, second day was toughest, as we went from 6,000 ft elevation to 13,000 ft (based on memory), but for uncle, day 3 was harder (1/2)

@realEstateTrent Pack a bottle of liquor and crystal light mix. You can often get free mixers, but drinks are extremely expensive. breakfast buffet for two was $90, so breakfast bars are a good alternative if you’re not trying to stuff your face early.
