Ground rent cap’s been slipping for years now, 2028, then 2027, now Burnham’s pushing the Bill forward again. Nearly a million leaseholders still paying over £250 a year in the meantime with no fixed date. Feels less like reform and more like a moving target everyone’s just waiting on.

@NoLimitGains Google trend searches is relative to its own scale, not volume so you can’t really compare it to 2008. Not saying a crash won’t happen though, I’m ready for the new age of property developers to get ushered in.

@TheEconomist Not sure local harms and existential risk are as separable as this makes it sound. Data centres already competing with housing for grid capacity in the UK right now is an early version of the 'scaling faster than anyone can govern' problem

@van00sa If the price drops but mortgage rates rise you’re likely still not able to afford the house because the monthly payment has gone up. A true price correction will happen when mortgage rates are low and house prices have gone down.

Manchester Grade A office vacancy is down to 0.6% right now. That’s basically nothing. Kind of breaks the whole ‘nobody wants office space anymore’ narrative when you actually look outside London.

This is exactly why I'm building FiMod. Small regeneration schemes like this are the backbone of UK housing delivery and they deserve better tools behind them. I believe in projects like these and I believe in this market.

UK industrial rents were growing 13.2% a year in 2022. Now it's 4.5%. Still positive, still above inflation, but anyone who underwrote a scheme off 2022 numbers is sitting on a very different set of assumptions today.
@business This is basically just the funding leg of the $1.2B Canadian storage acquisition from June. First CAD bond ever for them, seven year notes, pricing around 95bps over government paper. Not really new news so much as the bill coming due.
@business KKR's quarter is kind of the exception though. I read that Blackstone's private credit fund still has people wanting out AND it's capped too. Kinda feels less like private credit calming down and more like investors are just figuring out which funds work

@CutMyTaxUK They already are, HMRC counted roughly 9,000 non-dom departures last year. 65% of London super-prime sales in 2025 were exactly this, wealthy owners selling and relocating abroad. Not hypothetical anymore.
