@BuildtoSuitBurt Cash grab! 1. Walk and wait. 2. Will likely take less. Send them the draft PSA right away with it increased $50k (since you're still negotiating) as a final offer. Gets real when they feel they just took you for $50k. Costs nothing and moves the deal forward.

@TripleNetTyler Our new agents are taught to focus first on tenants to get the ball rolling. Consistently bring the tenants and landlords notice. You'll convert some to clients. Tenants turn into buyers/landlords. Takes a time investment up front in CRE. We're in a secondary market which helps.

@shawngorham If it only costs me $0.025/SF/Mo and I never have to worry about a roof leak, seems it pays for itself with happy tenants/minimized vacancy.. also no pushback when rents go up. A leaky roof hurts fmv negotiations even years after it happens. Going for it on this building

If you have a lease expiring in the next two years, now is the time to start planning Why so far out? 1. Explore the market: understand where pricing is, what your needs are, and how you’ll identify your new space 2. Be prepared for your option to renew: it’s best to fully understand your options prior to discussing a renewal with your landlord 3. The process takes time: you should allocate - 3 months to exploring the market - 2 months to negotiating LOIs - 2 months to negotiate a lease - 1 month to design/permit sets - 2 months to permitting - Minimum of 2 months for TIs That’s a full year. Depending on the size of your space it could very likely require additional time, especially for construction. 4. You need to give yourself time to walk away from a deal that’s not right for you. The more time you give yourself, the better off you’ll be and the less time intensive the work required will be. Then again, you could always wing it, too. I’ll bet the landlord doesn’t notice.

Starting Oct 1, the fees for SOME SBA 7(a) loans will be changing. The SBA Guarantee fee is the main fee involved in getting an SBA 7(a) loan. It’s charged on the guaranteed portion of the loan only, which in most cases is 75%. This fee is set by the SBA.
