@SacAppraiser Yes, they use two different models. One for off-market properties and another for listed properties. And let's not forget their clients are agents not buyers/sellers.

@SacAppraiser I wonder if he is aware that the Zestimate of listed properties is different from the Zestimate of off-market properties. Those are two different AVM models for two different purposes.

@stillwell The appraisal is not for you (or the buyer or the seller). It is for the lender to analyze the collateral. Nothing else. Contract price is between buyers and sellers. Collateral analysis is between lender and appraiser. Two different transactions. That's all.
