Yesterday, I emailed $FRMI investor relations a list of questions They got back to me within 20 minutes with THOROUGH answers (THANK YOU FERMI) Although none of the answers are novel (and all information is already disclosed publicly), IR reaffirmed that they are confident they will land a tenant, and they eased my mind about some other mild concerns Two items stood out since I could not find that information elsewhere. 1) Fermi is frequently communicating with TTU leadership. TTU is incentivized to help Fermi succeed. There is no reason to worry about the FRMI/TTU partnership. 2) F-class turbines #1 & #2 are already in transit to Houston now. We knew that they were scheduled for Q3 delivery, but we did not know that units 1 and 2 are physically in transit. This is a good sign that Fermi's progress has not slowed down. Here are my questions along with $FRMI's responses: (Question 1) The company has referenced an August 12 target related to tenant commitments. Can you clarify exactly what that milestone represents? A signed lease, an LOI, or something else? How the company intends to communicate the outcome (press release, 8-K, earnings call)? (Answer 1) The "90 days" referenced on the May 14 call (running to roughly mid-August) is management's self-imposed target for a binding tenant agreement — one of five Fermi 2.0 commitments (binding tenant deal, capital discipline/liquidity, new CEO hire, power delivery, strategic-partnership exploration). Management was explicit it's a binding lease/offtake, not an LOI. No pre-committed disclosure vehicle, but a deal of that significance would be 8-K material, likely with a press release, and would headline the next earnings call. (Question 2) What are the defined milestones or conditions under the Texas Tech lease that must be met before the December 31 date, and what happens contractually if they're not? (Answer 2) Under the ground lease, TTU has the right to terminate if notice-to-proceed conditions (including the 200 MW Phase 1 lease) aren't met by 12/31/26 — a right TTU may exercise, not an automatic loss of the lease. We're in regular contact with TTU leadership on progress, with active, good-faith discussions on milestone timing, and any covenant or deadline like this is something both sides remain open to negotiating as circumstances warrant. TTU and Fermi's interests are aligned — TTU is a partner and shareholder in Fermi's success, with direct economic upside tied to the project's long-term value to the region and the institution, and has been consistently supportive throughout. We're confident in the trajectory of that relationship and will update as discussions progress. Separately, we previously disclosed we're in discussions with 7 potential tenants and 12 potential strategic partners, and feel confident about meeting the tenant requirement. (Question 3) Of the ~2GW of generation assets disclosed as secured, how much is on-site today versus in transit or on order, and what's the delivery cadence through year-end? (Answer 3) 2.2GW of total generation is secured across owned/contracted assets. Siemens SGT 800s, GE 6Bs will be on route to the site from Houston on the 90 day perios. F Class units 1 and 2 are on their way from Germany to Houston. #3 will be shipped once completed during the summer. (Question 4) The homepage now cites ~6 of 17GW permitted. Can you break down which permits are final versus pending at TCEQ, and the expected timeline for the additional 5GW clean air permit filed in March? (Answer 4) TCEQ granted final approval of the ~6GW Clean Air Permit on Feb 25, 2026 (in hand, final). The incremental ~5GW application was filed March 27, 2026; management targeted completion by Q4 2026 on the call. Together those would cap gas-only capacity at ~11GW — the remainder toward 17GW depends on nuclear and other generation, not TCEQ. (Question 5) Where does the AP1000 licensing effort stand with the NRC? Has the construction permit application been docketed, and what's the expected review timeline? (Answer 5) One correction on terminology: this is a Combined License Application (COLA) under 10 CFR Part 52, not a separate construction-permit filing. Parts 1 and 2 were docketed/accepted by NRC in 2025. On March 20, 2026, NRC published its Notice of Intent to prepare an environmental impact statement and opened a 30-day scoping period — Fermi is the first company in NRC's pilot for applicant-prepared EISs under NEPA, meant to compress review time. No public NRC target date yet for the full COL decision; that depends on the Part 3 site-specific submission and EIS timeline. (Question 6) Of the ~$1B in committed financing referenced publicly, how much has been drawn to date across the MUFG and Keystone/Cape facilities, and what are the remaining draw conditions? (Answer 6) Per the 10-Q (3/31/26): $396.6M drawn under MUFG, $39.5M under Keystone, $3.0M under Beal/Cape — roughly $439M drawn of the >$1B total committed. Yorkville's $156.3M facility is undrawn. (Question 7) What is the expected total capex to complete Phase 1 (the first ~1GW plus initial data center shell), and how much of that is covered by committed facilities versus requiring new capital? (Answer 7) No total Phase 1 capex figure has been disclosed. What is public: ~$1.4B gross PP&E invested to date, and management said future funding will come from tenant prepayments, additional non-recourse equipment financing, project-level non-recourse debt, and DOE Office of Energy Dominance financing.
