Spent last week running yields across 200 UK postcodes. The spread is wider than I'd remembered.

The take:
£180k of London deposit money buys a 2-property cashflowing portfolio in TS3. The geography of UK property is quietly shifting.

Friend ran an EPC upgrade last month.
Cost: £4,200.
Property went D → C.
Refinance valuation up £14k.
EPC upgrades don't have to be a nightmare refurb.

If you don't know the numbers, you don't know the deal.
You're just hoping it works.
Hope is not an underwriting strategy.
The investors who scale are forensic on the numbers before they bid.

Are your tenants paying to heat the street?
Over-sized rads cost both of you money.
They hit your EPC rating, void rate, and maintenance call-outs.

£250,000.
The average UK BTL purchase. The biggest single spend most investors make this decade.
Would you gamble on the biggest spend of your life?
Most won't put £20 on a horse without checking form. They'll put £250k on a back-of-envelope spreadsheet.
#BRRR
@RollingHedge Good article, but LDN is the worst yielding market in UK. National avg gross yields are 5.6-5.9%. Northern cities like Sunderland & Liverpool regularly hit 7-9%. Quoting LDN yields to represent UK property is like judging the stock market by looking at one underperforming sector.
