I’ve been successfully running a rental business with over 60 tenants for over 20 years without doing any of those things. Taking time to talk to prospective tenants when they view an apartment screens out nearly all the bad apples.

Bad tenants kill great deals. Screening them is key: 1. Landlord reference 2. Employer reference 3. Credit score (600+) 4. Background check (clean) 5. Sufficient income (3x rent) What else would you add?

Paying rent is not throwing money away. It’s agreeing that, for a premium, you get the benefits of moving any time you like, having no maintenance, repairs, or risk, oh yeah, and not needing a pile of money up front for a downpayment.

@ThinkAppraiser Impossible to evaluate that without details. What are the expenses and income? How’s the neighborhood? What are comparable properties selling for? If you don’t have those answers, then it’s a bad idea.

At the beginning of each month I check my investment portfolio and I’m reminded that there is something more exciting than dividends (i.e., free money). And that thing is dividend increases (i.e., a raise for doing nothing)!
