I called a property owner, who proceeded to take me on the craziest cold call I’ve ever been on in my life.
The OM on this portfolio has been floating around since 2021, he’s been trying to sell it himself this entire time.
He’s about 40% above where the market is.
He asked me “what do you want? “and when I told him I’m interested in buying one of his properties or the whole portfolio, he proceeded to berate me and asked me “what do you know?”
I told him I drove his properties and I see that they’re all vacant and that’s not an issue for me. He then told me they’re vacant and chained up to keep people like you out and then he proceeded to call me a big baby and told me to never trespass his property again. Didnt even speak a number yet.
Then he kept repeating “Capisce?” to me? I guess he thinks I’m of Italian heritage?
OK, then something got the better of me and then I asked him “who hurt you?” after he was berating me for about two minutes straight talking over me.
Then he repeated “Vafanculo” 20 times, I stayed on longer because I was really curious to see how long this would go on for. A bit funny to me.
Anyway, he sounds like he’s had a difficult life and I hope he works out whatever he’s dealing with emotionally.

A deal I looked at in 2023,2024 and 2025 came back to me this week - this time by the civil (?!)

Big brand names using @DealNav feels great - but what really fires me up are the people who just went out on their own and chose us bc they want something they’ll actually use, at a price that makes sense - especially when they’re scraping by on their first deals fees.
As we grow, we hope to add tiers to scale with them until they become the next DR Horton!
