Buy businesses with operational partners and give them equity. You bring the deal, find the operational partner and set the terms. The one who finds the deal makes the rules. It also helps if you have platform to market that business like X.

One big tenant is good, but several small tenants are great. The massive benefit of contractor garages and small bay. Property that allow for multiple smaller tenants is the way to get started in industrial real estate.
