it’s wild that coastal cities have spent years debating if YIMBY policies will lower rents, and Austin just… did it they streamlined permitting, upzoned most of the city, and eliminated parking mandates. Tons of housing is going up and rents are plummeting. YIMBY policies work

Higher rates, bigger economy?
@aaron_lubeck Put another way, almost every US city/town is surrounded by a large belt of increasingly-obsolete strip shopping centers. In many, those are only commercial strips they have. Something must be done to turn these into community assets. In most cases, there’s limited 💰 to do it.
In my opinion, more than 75% of every urban planning, architecture, and landscape architecture program today should focus on “SPRAWL REPAIR”. The work is endless. And virtually nobody is teaching it.

Would it really be so bad if this happened in the typical American suburb? I don't think so.
Reject the false choice of good design or ample housing. We can have abundance AND beautiful housing. We've done it many times in the past. We just need to be thoughtful about how we do it for the present.
Also, when we have rules mandating minimum distances for businesses that sell alcohol from churches and schools, and we create easy paths for neighbors to oppose when someone wants an alcohol sales permit, we push bars and pubs even further from our homes, thus forcing driving.
20th century planners viewed the city from the top down and saw disorganized chaos. Jane Jacobs observed city life at the street level, and saw organized complexity in "the sidewalk ballet." To understand a city, there's no better vantage point than the street.
Yeah, engineers like @JTrea81 use the same terminology for trees: DFOs (Deadly Fixed Objects). Even though studies show that lining a street with trees save lives. These folks think that what makes a highway safe makes a street safe, when the opposite is true.

Biking home from a @henrygrabar talk, stopped at gas station for milk. The two 20-something cashiers loved my @Parking_Reform stickers (I gave them some) and vented about how awful it was growing up in the unwalkable exurbs. One was a @notjustbikes fan. The kids are alright.

I've said it before and I'll say it again: the Sunbelt doesn't have housing policy magically figured out. These places are mostly just California 30-40 years ago. strongtowns.org/journal/2024/4…
"Texas's housing policies" mostly look like this photo. I don't know where, or whether, people think California should be building more of this. CA should upzone a ton, reduce delays, fees, and avenues for NIMBY obstructionism. But that doesn't really amount to emulating Texas.
I have said this over and over and over and over again: if California adopted Texas' housing policies, it would become a completely unstoppable economic powerhouse. It would be eating Texas' lunch. California actively chooses to make itself poorer, to satisfy rich NIMBYs.

The conservative movement must stop defending free markets (though it is a good) and start defending the American family for which the free market was created to serve.
Designed public spaces to be *so hostile to everybody* that they repelled even people who literally had nowhere else to go. Rather than making them *so inviting to everybody*, that a small number of homeless people would basically blend in with everyone else. Ridiculous.
What a barbarous society we live in. In the 1970s we stopped providing shelter & inpatient asylum beds, so we get encampments. Then we closed public bathrooms & designed hostile public spaces to deter encampments Now we fear the "rough sleeping-public defecation nexus" 🤯🙄
